You can’t short-let all year in Marbella. However, at Marbella House, we’re marketing your property in a way that allows us to rent it out for short and medium term periods. Of course, we let you take full advantage of the potential return of your investment. This strategy is completely legal, though it does require specific marketing expertise, which is why not all agencies can apply it. Check our article to find our more about Marbella.

Of course, your property remains your property.
A Guest is staying in your property and you need to access it (to collect mail for example)? Then, it is important to let them know before entering the apartment. To do so, you just have to call us or send an email so that we can make arrangements.
No traveler? Well fine. Then, all you have to do is block the dates of your visit on your calendar via email to us.

We let entire homes only, hence we cannot rent just one room of the property. However, this doesn’t mean you cannot use one room locked away for storage if you intend to. In fact, we still allow for flexibility to have your home rented in an arrangement that is convenient for you.

Whether it’s your primary, secondary, buy-to-let investment, or if your property is vacant all year or just a part, Marbella House can assist with the management of your property. Also, it must of course be fully furnished, and adhere to lettings regulations. If not furnished or renovated, we can also help by managing the work with our third party resources.
By doing so, we can optimize the rental income of your property with full peace of mind.

If anything in your property has been damaged, our housekeepers will alert us as soon as they notice the problem. We then assess on a case-by-case basis.
Please note that light wear and tear is to be expected and isn’t considered damage. Above all, we strongly advise that you look into short-let insurance for your property. Yes. We provide hotel-quality linens and towels as part of our housekeeping services (at additional cost). Therefore, we ensure the property is prepared for every new stay. We also include replenishment of toiletries and cleaning supplies for extra cost.

We select each and every guest. Indeed, our process is thorough, checking; guest identification, positive reviews, verified profiles, and deposits are compulsory in some situations. Besides that, for medium term and long lets, we also carry out credit and employment referencing.

We start from 20%+IVA with a 1-year commitment. However, this may vary depending on the availability of your home, its location, and the number of bedrooms. Therefore, management fees are agreed upon with each host individually.
This fee is charged on the nightly rate of each booking, less any platform commission charges (Airbnb, Booking.com etc.).
Tell us about your property and our Property Manager will be in contact to answer any questions you may have.

Cleaning fees and Laundry are starting from 75 euros – 140 euros but it is usually charged per hour, so prices may differ. Please enquire and depending on your property, we can provide exact prices. However, only the initial cleaning will be paid for by the owner, for the bookings, the cleaning & laundry will be charged to the guest.

 * Extra services outside of office hours (10.00-18.00 Monday to Friday) are charged at €30,00 + IVA.

There are also services that will be charged separately, as:

  • Professional photography
  • Cleaning & Laundry
  • Repairs & Maintenance conducted by 3rd party
  • Renovation & Decoration items & Furniture & Appliances & Interior Design
  • Etc…

 * Extra services like professional photography can be provided upon request and are charged separately with a 10% commission.

The rent achievable for each apartment will depend on several factors:

1. Availability of rental dates: the best months are
July through to September.
2. The location of the property.
3. The standard and condition of the apartment, furniture etc.
The points above are very important for holiday rentals. If your apartment is available in the high season this will reflect positively on your income.

* Properties with wi-fi, and good English and Spanish TV channels are very popular.

  • If you rent your holiday home out between the months of May-September, the accommodation must be fitted with some form of cooling equipment in the living area and
    bedrooms i.e. air conditioning.
  • If you rent your holiday home between October and April, it must also be fitted with a heating system, that maintains a temperature of 19 degrees.
  • All bedrooms must have direct ventilation to the exterior and all windows and patio doors must have some way of obscuring light i.e. curtains, shutters, etc.
  • The accommodation must be furnished adequately for the maximum guest occupancy
  • Adequate bed linen and towels must be supplied based on
    the maximum occupation, plus one extra set.
  • You must offer a changeover cleaning service in between
    each guest occupation i.e. before arrival and after the departure of each guest.
  • You should have a medical kit available in the accommodation.
  • Guest must be supplied with tourist information, activities,
    restaurants, shops, details of the nearest parking area,
    medical facilities, transport, along with a map of the local
    area, etc. This can be supplied to guests either as a
    physical book, or digital format.
